Studying the trends of the past may not be a crystal ball to the future but it is certainly a good way to better understand market trends.

We have gather statistical data and prepare analytical charts which we call Smart Charts to help us understand the property market so that we can more accurately plan, make informed decisions and design strategies and recommendations that will achieve better rents and lower vacancies for you.

Definitions:

Remember that this information is not conclusive nor is it applicable for an individual property but it does give a good indication of the general trends.

Median Price – this is the middle value from the data range. Fo0r example if there is a sample of 21 items then it is the value of the 11th item. The Median Price is less effected by extreme movements in the upper and lower values in the data range.

Moving Annual Median – this is the average of the quarterly figures for a 12 month period. This allows for a better comparison of trends over time.
